Can your inspection report be used for an insurance claim?

Yes. Our post-event inspection reports are formatted to distinguish event damage from pre-existing condition, include a photo log keyed to a zone diagram, and include a written repair scope with line-item detail. We do not represent insureds or interact with adjusters on behalf of the policyholder - we produce the documentation that allows your adjuster and property manager to work from defensible facts.

Do you inspect roofs with SPF or built-up systems in addition to single-ply?

Yes. We inspect all commercial flat roof systems common to the Phoenix market: TPO, EPDM, PVC, modified bitumen (SBS and APP), original and recover BUR, spray polyurethane foam with silicone or acrylic topcoat, and hybrid systems. The inspection protocol varies by system - SPF inspection includes probe testing of foam substrate integrity and topcoat thickness at representative locations.

Confirm access, roof system, visible failure points, drainage, penetrations, edge metal, interior leak locations, and safety constraints.

Separate immediate repair work from coating, recover, replacement, maintenance, warranty, or capital planning recommendations.

Coordinate materials, crew timing, tenant impact, weather windows, closeout photos, and the records the owner needs after work is complete.
